What is Rent-a-Room relief?

The Rent-a-Room Relief lets you earn up to €14,000 per year tax-free if you rent out a room (or rooms) in your home to private tenants. A self-contained unit, such as a basement flat or a converted garage attached to your home, can qualify for this relief. You, as a landlord, must live in the property.

Are you eligible for the Rent-a-room relief?

You must meet ALL the qualifying criteria:

  • Room (or unit) need to be in the house or directly attached to the house
  • The rooms you let out must be in your Principal Private Residence
  • Gross income should not exceed 14,000 euro (including income arising from provision of meals, laundry, cleaning)
  • You rent out the unit for a minimum of 4 consecutive weeks in the year
  • The room is not let out  to your civil partner, son or daughter
  • The room is not let out to your employee

How can we help you?
